<p>The Guest House is located 50 yards from the seafront in the popular resort of Morecambe in Lancashire. The guest house boasts a prominent location with panoramic views close by of Morecambe Bay and stunning views of the Lakeland hills from the Guest lounge &amp; breakfast room.</p>
<p>Morecambe lies approximately 3 miles from the historic city of Lancaster and just a 30 minute drive to the Lake District. The resort has benefited from substantial regeneration in recent years, with the new promenade, and offers a relaxing break for tourists.</p>
<p>There are many festivals and events throughout the year, such as the Kite Festival, 50s Festival and Jazz Festival, Sandcastle Festival &amp; Heritage Festival, which draw huge numbers to the resort.</p>
<p>Morecambe is easily accessible via the A6 and the M6 and boasts a railway station with trains travelling direct to Lancaster, Preston and Leeds.</p>
<p><strong>Business History</strong></p>
<p>We, the present owners are pleased to offer for sale our 12 bedroom stunning guest house that was established over 100 years ago and has been in our careful hands since early 2006. We are extremely busy, great repeat trade and constant flow of business guests from the nearby British Energy Power Stations. All guest rooms offer well stocked compliments trays with tea and coffee making facilities and much more, also in rooms televisions with Freeview and WiFi Internet access.</p>
<p>The guest house is AA 3-star accredited and boasts an enviable reputation with good repeat custom, and we would point out that this is a healthy 12 month of the year business. There is scope to further increase takings if desired, a new owner could take advantage of the dining room and offer evening meals. We feel that this represents an ideal opportunity for a husband and wife team or a partnership to purchase and established business with scope for the future.
